DEAR OWNERS,
We had a beautiful day and several owners at our 2009 Annual Meeting. Overall, owners returning proxies and owners in attendance represented 460 unit/weeks.
Highlights of the meeting were:
- Equipment was installed to provide high speed internet access in all units.
- Some bedroom doors to the lanais were replaced as needed.
- Shower doors were replaced with shower curtains.
- Coffee tables, end tables and TV stands were replaced.
- Boat seats were repaired and/or replaced as needed.
- Some dock boards are being replaced and the dock will be restained.
- Engines of boats #4 and #5 have been replaced with Yamaha engines.
- The clubroom floor was repaired and floor tile in the clubroom and office was replaced.
- The resort sign may be replaced.
- Dining tables will be replaced.
- The elevator and alarm equipment will be modernized in order to comply with code and ensure ongoing working usage. The elevator will be
out of working order for approximately 2 – 3 weeks between May 1, and May 22, 2010. Extra staff will be available to help carry luggage and groceries.
- The spa must be brought into compliance with new code by July 1, 2011. Bids are being obtained.
- Year-end financial projections indicate that operating expenses will be less than budgeted and reserve expenses are in line with 2009 projections.
Our collection percentage is at 96.5%. Ten unit/weeks are in foreclosure.
- The owners elected Jim Barrie, Jacqueline Lenard, and Ed Madge to the Board of Directors. The officers remain the same with Art Skrivan as
President, Jim Bridges as Vice President and Jacquie Lenard as Secretary/Treasurer for 2010.
